Property located on the south side of Highway #36, approximtely 1 mile west of the Meadville Junction of Highway #36 and Highway #139.  Auction will be held inside the Meadville Community Center, 100 W Crandall Street, Meadville, MO.


This is a rare opportunity to purchase a hunting property in this area, boasting premium waterfowl, deer and turkey hunting.  Located just over a mile from the Fountain Grove Wildlife Conservation Area; minutes from Pershing State Park and a short distance to the Swan Lake National Wildlife Refuge; this property being in the flyway of massive waterfowl migrations.  Parsons Creek meanders through this property providing excellent water source and habitat for all types of game including deer, turkey, and more.  Property has good access off of  Highway #36 with locked gate at the entrance. A rocked interior road accesses the main duck lake and northern areas of the property.  Electric service runs into this property to a high volume well and to the duck blind as well.  The main lake has a steel pit blind with electricity to accomodate 6 shooters comfortably. The south pool has a blind as well.  An additional water source for flooding these lakes is from a borrow ditch along the east side of the property that tyipcall provides ample water supply for pumping the lakes.  At this time, the well is not being used and may require some repair.

The USDA wetland team in Chillicothe has suggested a conservation plan for the property that will accomplish the following:

  1. Establish perennial vegetative cover on land temporarily removed from agricultural production.
  2. Install a structure to control direction, rate and/or level of water in the system.
  3. Establish woody plants for the planned purpose.
  4. Construct or restore the necessary facilities to provide the biological benefits of a wetland including levee management

The USDA is 100% responsible for the cost which is estimated to be about $50,000 and is subject to them actually receiving the funding.  The new owners will be able to negotiate with the USDA for any changes they might want. 

Also, there is still about 4.5 acres still enrolled in CRP which will continue to provide a little over $700 annually.

The Opening and Minimum Acceptable Bid is $2,000/acre based on 115 acres ($230,000).

Property will "Absolutely Sell" at or above this price with no further reserve.   NO Buyer's premium


This property enrolled in the Wetland Reserve Program (WRP) with a perpetual easement. There are approximately 5.5 acres that is not in WRP that is enrolled in CRP that pays approximately $700/year.

Terms of Auction:  Earnest Money deposit of 10% is required day of Auction upon entering into Real Estate Purchase Agreement.  Earnest money is non-refundable and will be applied to the purchase price on the day of closing, in approximately 30 days.  Buyer’s must have financing secured prior to this auction; this property sells without any contract Contingencies.  Seller will furnish Title Insurance at their expense; all prior year’s taxes are paid by the Seller; Buyer will be responsible for 2017 real estate taxes.  The cost of closing this transaction charged by Professional Land Title Company will be split between Buyer and Seller ($125/each).  Call Daniel at 660-651-1101 with any questions.
