Due to Muddy conditions & lack of parking on Hwy #129. Parking available in the Potts Park area just South of Auction Site.
Sorry; But at this time, and due to COVID-19 concerns, shuttle transport will not be available.
Come prepared to walk to the Auction Site. And of course, if you are sick please stay home.
The predominance of this Auction will be held "outside". There are some items inside buildings, however in observance of COVID-19 precautions, entry inside buildings will be limited and restricted. Auction Terms & Conditions on Real Estate
Sale Date: Friday, March 20, 2020 at 9:00 am.
Sale Location: Auction will be held at the James Mott residence located at 29663 Hwy 129, Salisbury, MO.
Method of Auction: There is NO Buyer’s Premium charged at this Auction; the final bid is the full purchase price. Tract #1 will sell by total dollars; Tract #2 will sell by the acre multiplied by 80 deeded acres, to determine the final selling price. No survey has been conducted. All Bidders are required to register and receive a Buyers Number prior to Auction, and providing proper Identification. All Real Estate sells subject to Probate Court Approval.
Contract & Earnest Money Deposit: Immediately following the Auction, Buyer will enter into a Real Estate Purchase Agreement and pay a 10% of purchase price earnest money deposit, payable to Chariton Abstract & Title. Earnest money is Non-Refundable and will be applied to the purchase price at closing. Earnest Money deposit may be in the form of a personal or business check. The balance of the purchase price will be due upon closing by Cashier’s Check or Certified Funds.
Contract Terms & Conditions: The Contract for the purchase of this property is “Without Contingency”, meaning that it is not subject to Financing, Appraisal, Inspections, etc. Buyers must have Financing secured prior to bidding at this Auction and capable of paying the balance of the purchase price upon closing. All Real Estate is being sold on an “as is, where is” basis, and no warranties or representations, either express or implied, regarding the property is made by Sellers or Auction company. Bidders or Buyers of this property are responsible for conducting their own independent inspections, investigations, and due diligence concerning the property and this Auction. All information through advertising is subject to verification by all parties relying on it.
Closing & Closing Costs: Closing will be conducted by Chariton Abstract & Title located at 209 S Ash, Keytesville, MO, within approximately 30 days. Seller will provide & pay for Title Commitment and title examination fees and convey property by General Warranty Deed. Buyer is responsible for any fees associated with a loan, additional recording fees, etc. Buyer & Seller will each pay ½ of the closing cost charged by Chariton Abstract & Title (Approximately $200 each).
Possession: Possession of Real Estate will be granted to the Buyer upon closing.

Easements: Sale of all Real Estate is subject to any and all easements of record. In particular, there is a pipeline easement of the TransCanada Keystone Pipeline, L.P. on the South side of Tract #1.
