The land is located in Sections 1 & 7, T11N•R8E, Hallock Township, Peoria County, IL & Section 36, T12N•R8E, La Prairie Township, Marshall County, IL. Tract 1 is located approximately 5 miles northwest of Chillicothe, IL and Tracts 2 – 4 are located approximately 2 miles north of Chillicothe, IL. Chillicothe is located approximately 18 miles north of Peoria, IL.
Tract 1 – 159.16 Taxable Acres
Tract 2 – 119 Acres± (subject to survey)
Tract 3 – 85 Acres± (subject to survey)
Tract 4 – 94 Taxable Acres
Method & Terms
The Marshall farm will be sold on a price per acre basis, based on the taxable acres for Tracts 1 & 4 and the surveyed acres on Tracts 2 & 3.
All four tracts will be marketed through the marketing method of buyers choice, whereas the high bidder can elect any or all tracts for their high bid. If the high bidder does not elect all tracts, the remaining tracts will once again be offered buyer’s choice until all tracts have been sold. After all tracts have been sold we will NOT offer the tracts in any kind of combinations or in their entirety. All sales will be final. The sale of these four tracts are not subject to any contingencies including but not limited to financing, inspection or appraisal.
Immediately following the auction, the successful buyer will be required to enter into a written purchase agreement with the seller and pay ten percent (10%) of the bid price. The balance of the bid price will be due at the time of closing on or before Tuesday, January 19, 2021. Bidding is NOT contingent upon financing. Title insurance in the full amount of the purchase price will be provided by the seller. The 2020 real estate taxes, due and payable in 2021, will be paid by the sellers as the sellers are retaining the 2020 crop income. The 2021 & all subsequent real estate taxes will be the responsibility of the new buyer(s). Possession will be given at the time of closing, subject only to the remainder of the current farm tenancy for the 2020 crop year. The farm sells free and clear for the 2021 crop year.
