Tract #1

74.76 Acres, with approximately 41 acres tillable (55%).  Located along the West side of Bell School Ave.  This property has an ideal balance of woodland and cropland to make a great recreational property with income and ample food/water sources for wildlife.  It features wooded draws throughout, and a heavily wooded North side improved with multiple trails.  The nearly 2-acre lake on the South side also allows for fishing and the possibility of waterfowl hunting.  The cropland areas are made up of very gently rolling upland soils.  The property has exterior fences on all sides and could also be used for livestock.  This property does not include the home and acreage along the roadway.
