Tract# 1: 120 Acres +/- Located 1 mile Southeast of Dalton along the North side of Bowling Green Rd. An incredible upper bottom farm with some of the highest producing soils in the Missouri River Bottoms. This farm is nearly 100% tillable and is made up primarily of Cotter & Tina Silt Loams, with a small percentage of Carlow silty clay. This property has been owned by the Leimkuehler family for over 40 years and has been very well maintained. Three large pecan trees are located near the Southeast corner, as well as a small private cemetery. Farms of this quality are extremely scarce and are rarely available at public auction.
Tract #2: 40 Acres +/- Located 5 miles South of Dalton along the East side of Hwy J and the North side of Namrash Rd. This farm is 100% tillable, has very good access, and is made up of strong producing river bottom soils. This farm has also been owned by the Leimkuehler family for over 40 years and has been very well maintained. It is located very close to both the Missouri & Chariton Rivers, and just Southeast of the Dalton Cutoff, enabling possibilities for waterfowl hunters as well.

Terms of Auction
We require the following for your approval to bid:

3) A pre-qualification letter from your lender or some type of verified proof of funds

10% of purchase price as Earnest Money deposit is required upon entering into Real Estate Purchase Contract and immediately following the auction. Balance due upon closing within approximately 30 to 45 days. Buyer must have financing secured prior to bidding. Property is sold in AS-IS condition with no contingencies.
