    186 Acres +/- Located along the East side of St Joseph Ave and the North side of Hess Rd.  This is a very well-maintained upland farm that has 143 open acres (77%).  The current owner has kept the soil fertility and condition very strong with frequent fertilizer, lime, and 1,000 lb of gypsum/acre last fall.  It has been recently improved with terraces and tile and is eligible for more this coming year through NRCS.  The current owner has averaged 180-190 bushel corn and 50-60 bushel beans over the last 10 years.  It is improved with a good quality pond near the South side, allowing for livestock production as well.  The property features a heavily wooded area on the North side with likely timber value and several wooded draws creating an excellent opportunity for hunters as well.

    10% of purchase price as Earnest Money deposit is required upon entering into Real Estate Purchase Contract and immediately following the auction. Balance due upon closing within approximately 30 to 45 days. Buyer must have financing secured prior to bidding.  Property is sold in AS-IS condition with no contingencies. Sale is subject to seller approval. Once earnest money is deposited, Buyer will be granted access to begin planting prior to closing if they so choose. Full possession will be granted upon closing.
