Selling 2-Tracts of Chariton County Land

(Formerly known as the Jean Pennington Land)

Tract #1: 247 Acres, m/l:  This tracts consists of over 75% Timber/woodland; 56 Acres in CRP, expiring in 2022 with annual payments of $5,785. (Pro-rated payment for 2020).  Buyers will enter into CRP contract with USDA upon closing.  Outstanding Hunting/Recreational tract located in the Rockford Hills area in Southern Chariton County; an area known for outstanding populations of Deer, Turkey, and other small game. Located in Sections 27 & 34,Township 53, Range 18.  Located west of Bill Bass Avenue, approximately 1 mile south of the Chariton River and about 3-1/2 miles north of the Missouri River.

This could be without a doubt, one of the best hunting properties in North Central Missouri and likely the “best” that is available for sale today. The Rockford Hills area is known for its tremendous wildlife habitat & populations and producing an abundance of trophy class Whitetail bucks.

This property is the "Real Deal" …. the “Total Package” when it comes to the Ultimate in a Premium Quality Hunting Property.  It has everything that the most demanding and discriminating Hunter could ask for; a large property secluded from the main road; with heavy timber and woodland including Oaks, Walnut, Pecan, Hickory, and more; with irregular shaped open rolling fields running along the ridgetops and into meadow areas of a spring fed year-round Creek (Young Creek) that meanders through the property; with nearby and surrounding fertile cropland; with excellent cabin sites; with over $5,000 annual income from CRP.  The existence of marketable timber is obvious as well for a source of additional income. This property is known for refuging wildlife, being only modestly hunted for decades.  The way this property is set up, it can accommodate numerous hunters at a time with results second to none in this area.  This area is also known for producing a plethora of Indian Artifacts that are routinely found.  Yes, this property is this good.  Don’t miss this opportunity of a lifetime to own the hunting property of your dreams.

Tract #2:  4 acres, m/l:  Located just south of Keytesville City limits on Route K (Grand Avenue). Mostly wooded and open grassland w/excellent building site w/utilities available. Delapidated home & outbuilding on site.
