    This farm is known as the Mott Homeplace and has been in the Mott family for close to 100 years.  This auction presents a rare opportunity to purchase a good quality small acreage with outbuildings and good building sites, and a top – quality hunting/timberland property with significant stands of marketable timber.  The farm has been split, each tract having unique characteristics. However, someone wanting to own both tracts, just needs be the high bidder on both tracts.  A survey is pending to establish the east boundary of Tract 1.  The boundary of Tract #1 will follow an existing old fence with a small offset near the center, then running in a straight-line North to Pat Road. 

    Tract #1

    37.04 Acres (Survey Completed) This tract has good access, bordered on the North by Pat Road and the West by Mussel Fork Avenue.   A great small pasture farm with a potential building site, located in Marceline School District.  With approximately 30 acre of open area, this property consists of quality upland soils that have been utilized for hay, pasture, and cropland.  Electricity and rural water is in service along the West side near the buildings, and one pond near the Southwest corner.  There is also a well on this property that is not currently in use.  Building improvements include a late 60’s model 50’ x 51’ pole barn with metal clad exterior, large sliding doors on each end, the south side being open.  There is a 30’ x 45’ modern pole barn/machinery/livestock barn built in the 90’s with open south side. There is a high bluff area to the Southwest overlooking the bottom area that would be a remarkable cabin/hunting lodge site.  Access to this tract is along the North from Pat Road.  A large tube is on site to be installed across a drainageway for an access crossing just off Pat Road.  (Current access is through Tract #1 from the West.)   Portions of this tract lie on the east side of Mussel Fork with vehicle access from the East by courtesy only, granted by a neighbor.  This is a premium quality hunting tract with everything the most discriminating hunter looks for with tremendous deer and turkey hunting and every known furbearer in this region.
